Guy Gimenez what would you prefer an investor/buyer do?

Here are some of the numbers:Estimated ARV:  $150,000Judgement against homeowner:  $116,000Estimated repairs (based on drive by):  $50,000Target purchase price:  $55-$60,000My first preference would be to get the lienholder to agree to allow me to assume the mortgage at $.50 on the dollar.  

I actually had a bottle of Green Apple Beer years ago...it was kind of a Hard Cider/Amber Ale tasting craft beer. 

I am especially interested in finding out where the class A and B neighborhoods are, and to find out what the local demographic prefers in terms of units to rent. 

I am currently buying apartment buildings preferably 30 to 100 units or more, occasionally 15-30 units.

I can’t get these numbers from an apartment building, which are my preferred investments (but which are now overpriced, and risk depreciation as interest rates rise).

For my tastes, unless and until I knew the answers to all theses questions, I would not offer more than half of the $1.2M ask. 

I am wondering if tenants prefer side by side units and shy away from someone living above them or if I am just putting my personal preference into the mix.   

For me, I prefer to look at a total risk adjusted return.  

So we can seal some wholesaling deals, and preferably agents that know the game of wholesaling.
