I don't know a lot about commercial but from what I've seen on Loopnet, there's no way you're getting 15% cap rate here in Illinois on anything that you don't have to wear some protective gear to go into.But places like texas (and I'm sure there are other areas) seem like they might actually have properties to pick up at those numbers.So I would say 15% might be doable.
