Im just trying to understand the agents psychology  I would be losing money at this price point. 3% is the high end of the commission scale.

They were pre-qualified for an $80k manufactured home recently and will have no problems getting a traditional mortgage on the property after repairs have been completed.  

I'm not sure if this applies to your area but I have found the manufacturing facilities and nuclear plant have scheduled shut downs for maintenance and often time bring specialized crews in to preform the work.

Obviously, they have the wherewithal to do so.However, in my case I would not be able to scale my business in New York as I am able to do outside of the state.
