Without a doubt insulate on your dime, a tenant is a person who has zero vested interest in weather or not your pipes freeze (unless their belongings get ruined from water).

This will mean your overall numbers will be:     a - Income from Cash Flow = $6,000     b - Income from Option Consideration = $3,000     c - TOTAL income = $9,000     d - Cost to buy = $10,000     e - CAPEX = $10,000     f - TOTAL Cost = $20,000     g - NET Profit/Loss = (-$11,000)3 - After 5 years, your tenant/buyer doesn't qualify, and you are $11,000 in the whole on a house that you don't want to hold long term.So, now that I've ruined your night (or not), here is what I would do if this was my house.

They won't tell you that, but it's true.In my experience, new wholesalers tend to focus on building a buyers list because they want to avoid the hard work -- finding deals.I don't mean to burst your bubble, but after years of seeing thousands of people come through these forums, you start to notice trends.

They may be estimating 3 thousand for these and you could still contract them separately but you would need to see what they include in property management. 12% plus first month seems high.
