This site is great for getting answers to your questions from a solid community of professionals and seasoned individuals in the industry.  

MLS listed homes are best to find retail prices.

But after researching some turnkey houses being offered for sale including inspecting in person and also running comps it became pretty clear that prices are a lot higher than you would pay in buying and fixing, or even buying a good retail deal straight off MLS.  

I personally think this is really risky and specialized for SFH; this type of thing goes over just fine in converted factories and warehouses, where ceilings are high and industrial remnant reminders are everywhere.

Much less likely but still possible would be a recommissioning of the rail line for an industrial use, in which case I would think the value of this property would plummet.The seller has dropped the price several times down to around $150k, having bought it for $170k in 2007, and the tax value is only $68k (about half and half land and building).

The stuff that the big box retailers store doesn't cut it.

Also, even though ‘5907 Allison Rd’ unit is closer to several industrial sites, it’s still ‘cleaner’ than the other 2 units.

It took me months to compile industry and local market data, and a strategy to be successful, but the end result was that my few months of diligence lead me to gaining knowledge that people who have been in the same industry for years didn't have.
