I asked about getting a loan from my bank (because that wouldnt be a problem for me) but they stated that would be a red flag for them considering I would have to pay them and the bank back.

But, be sure this is allowed by the municipality (zoning, permitting, etc).Another thing is if you get any POHs as part of the deal.  

As part of the inspection, we are looking for an architect who is experienced with the Roxbury market, to provide zoning analysis/ feasibility study.

If it's zoned commercial, it cannot be used (so no multiple mobile homes).  

Took 3 years to get through the red tape but we are moved in and refinanced. 

Is the property in a flood zone?

I have several clients BRRRing in East Lake right now, 1 doing it in Red Bank, and another 1 in Signal Mountain.  

It is also zoned R2 so potential to build another separate unit from what I understand.

You also need to check the zoning to make sure that what you want to do is even aloud.
