All depends on how this upcoming recession shakes out.

I have been calling for a recession for 10 years or so, so why stop now? 

I worry about it being near the peak especially in LV due to the looming recession.

@Constance Kawa-Small Oklahoma City is great because you can lock down 60-80k rentals in C class areas with 8% caps or you can move to B class for 80k-120k with 7.5% caps. 1% rent to value ratios, low taxes, insulation to recession.

The economy has not recovered from the recession like a lot of the rest of the U.S.  

But again, you tend to see some deceleration in GA along with SF, and probably many other major metros in a recession..

And the land developers (speculators may be a better word) were absolutely clocked in the great recession. igher risk than a flipper.

They were great to work with during the recession, but the last few years now they have *not* been investor friendly, in our experience.

Neither do my clients.TICs did get slammed in the Great Recession, however, everything got slammed.
