I would suggest the book "What Every Real Estate Investor Needs to Know about Cash Flow" (link below) it will give you a excellent understanding of cashflow.

Does anyone have a slick excel or other spreadsheet they have developed that would be a good one to fill out and send to buyers, that would show the details of the deal?

So, I'm not at all sure that all the negativity about loans is justified.I do have excellent credit; never missed a payment on anything; these are full doc loans; and I am buying these properties at about 40% of market value, so there is a huge amount of equity in the deal and the bank will therefore have a lot of security.

I've used that service and been real happy in the past.You have to upload your mailing list in an excel format and can mail as little as one postcard at a time.

Some of them you may have seen on tv...My chemistry career is in the field of alternative energy research, mainly the production of hydrogen fuel from sunlight and water.

Its in excel format, so not sure why its acting up.
