Which was mainly the Plumbing and Electric work in the house.

I suppose the pros have their reasons as they wanna make their money, & profit off of any method they can use. 

I can be reached on my cell at any time because we handle emergencies plumbing, electrical etc. 

Just fix the roof, give it a good cleaning with appliances off of Craigslist make sure plumbing, heating and cooling works and is safe to live in (no bare wires, black mold, smoke detectors etc..) when you are ready to sell it than that's when you would want to upgrade it.Good luck Wishing you success;) 

I found a property that I like (I'll be owner occupying), however, it will need some work (plumbing, hvac, possible roof) however I think the price could be right.

Strategy should encompass what areas you're targeting, how you're going to market to those areas, what methods you're going to use to purchase property, how you will monetize those purchases, and what your exit conditions are. 

I had trouble finding a reliable carpenter but could give you some referrals for electrical and plumbing/HVAC.

I'd like to know about the number break down, risks/rewards, how to find investors that lend, how to find properties that both sides can be happy about, how this method compares to other low/no money down options, timelines, legal, etc...If anyone has any book or website recommendations please let me know!
