You just gotta look at whats going on in the market, including how long it takes things to sell, what other houses have sold for, if there are things that make this house more valuable (views, acreage, nicely renovated, neighborhood amenities, etc) or less valuable (steep driveway, on train tracks, trashy neighbors, in a flood plain, etc.) and use some common sense on what people will pay more or less for.

Renée if you want to look at lease-option assignments in Texas I would look at John Jackson as I trained him in 2002 and lease options if he's done over 500 of them since the new laws in 2005He is the best trainer in Texas on lease options@John JacksonAlso keep this in mind that many agents and many lawyers think the lease options are illegal in Texas so follow Johns lead, get his training, and make a Ton of money

That went to a training session on how to do sub two.. they had no real capital. but were gifted in research and closing deals.Well they did about 30 of them.. with the strategy to build CASH flow on the delta.they took title sub too then sold the houses to owner occ on land contracts which they recorded.

I have written a training manual for my bird dogs ( I call them property scouts) that covers what Im looking for, how to find it and how to market for it. ( i have three that are doing their own marketing campaigns) This way there is a clear path on what is expected from both parties.
