Do a sensitivity analysis on rental rates, occupancy, interest rates and cap rates and make sure your model can stand up to swings and will you still be ok?

These products are far from my area of expertise, but I would say the leverage is driving pricing.

It's a cool talking point, sure, but as far as a business model I would not expect any return on your investment.

But the language he used really set up my model well.  

Background: the contract takes place well before construction even starts and there are no model units to walk through.

I already have a proposal stating the make and model from a heating and cooling company I trust.
