I found this incredible duplex that's close Universities, Downtown and it's about a mile to a very highly desired area.

I attend every local REI meeting within 100 miles of me and while I have received much great advice and many potential partners.

Also if you don't mind putting a few more miles on the car Ann co-hosts the Black Diamond meetings that alternate each month between their Waltham and Worcester locations, great meeting and would encourage you to check them out. 

It attracts both college students from a medical school 1 mile away and young professionals.

I have seen one house (not mobile home) within a quarter mile (1/4) radius in the last six months sell for up to $300,000 but most of them are around $150,000. 

@Jason Hern I always look for an agent will to go the extra mile to help get a deal done and also an agent who is an expert in the market.

I currently have a rental property located several miles away from the subject property and I love the area but I don't want to put all my eggs into one basket.  

my rule of thumb is anything from Sonoma county and within about 35 air miles of the Pacific Ocean and all the way down to the Mexico border is going to basically be high value RE.. that most folks think of when they really don't know CA real estate..
