I think you need to look for more VANILLA deals as some old time investors tell me.The more complicated it gets the more a link out of the chain can come apart and the deal is busted either when you purchase or in many cases after you purchase.I like CONTROL in a deal which is why I would pass on these.Just my opinion of course.

If you are paying cash, form the LLC first, it will just help create a better chain of title.If you are using financing, you might need to buy it in your name and transfer.....

There is much more to learn.If you're going to research, don't forget government sites, attorney sites, associations for appraisers, title insurance and settlement agents, NAR for Realtors, Fannie Mae tells all about financing requirements.....and you don't have to figure out who is correct and you is yanking your chain!

Presumably, I can get title insurance as the owner signed and the ownership chain was not interrupted.
