I was in a similar situation this past March, I successfully evicted the tenant through the NJ courts. 

Then even 60 days gets you to March and you have much less of a problem even if you can't go beyond that.I might think of checking with Santa Clara and other colleges and hospitals in the area to see if they have professors or doctors moving on the semester or summer.

In March 2017 when that 6 month was up, we also offered 6, 12, or month to month also at higher terms - and they selected 6 months at $693.50.

This is an owner occupied live in rehab.2) There are about 8-9k worth of repairs I will complete before March/ April of next year (2018)I then plan to rent the property by July/ Aug3) Improvements include - New Hvac unit, New roof, new floors, new paintWould I be able to write off those repairs for repair expenses incurred during 2017?

I work 50-55 hours at my W-2 job so I've been working both my days off 10-12 hours per day since March trying to get done.  

New England location so lawn mowing generally is April-October and snow January-March.

I am thinking of selling in Feb/March of next year.

In March I went to inspect my Florida property and took all my tenant's meyer lemons and said I'd credit them.

The only thing is...I am only in Little Rock until next year early March, so 6 months or so, then getting stationed overseas.

I purchased my first Duplex in SW March 1, 2017 and have continued to purchase until this point.
