Next project I think will be building little cottages behind main houses.

Main restaurant is closed, I believe one of the two golf courses is closed.Be careful out there buying lots from the developers in resort communities.....especially international developments catering to foreigners.

@Joseph Luce I think it depends on many factors, but as a father myself when I was looking for my home to purchase to live in it was the top of my list.

That's pretty telling in terms of a "readiness" factor. 

Most factors with the deal don't bring much apprehension however I want to house hack and I don't have the other room in the single family filled.

Then you'll need to factor in capital ex., repairs/maintenance, management fees, and vacany %.  

Getting started sooner rather than later would also be nice but location is now my main concern,  I am going to try and go to a meet in San Antonio as soon as possible to get some FaceTime with real investors.Side note my post above looks completely awful i tried to put it back to formatted but ended up just reposting the whole thing,  I will never post from mobile again.

At the end of the day, the most important factors seem to be days on market and how much traffic.

So long the economy and deficit are deemed stable by the market, Fed policy seems to be the number one factor that influences mortgage rates.
