There have been a half dozen 150+ unit luxury apartment built in last couple years as well as a new hospital and Rapid expansion of the community college. 

It's a level of luxury that's not available this close to Glacier NP. 

Other than simply waiting around for another good multi to hit the market, or driving for dollars, etc, which i'm still doing- i'm currently left with two options:1) Theres a "A" class duplex, higher end luxury, foreclosure that has been on the market several months.

I think being able to resell buy and holds is an added luxury in most cases if you are in a growing market.

Getting into Airbnb arbitrage can be a little tricky and can cost a large lump sum when getting started especially if you are dealing with furnishing luxury apartments/condos. 

I know the ideal is always for all to put 20% down, but I never had that luxury. 

This could be luxury properties, condominiums, land parcels, commercial, resorts, REO, investment with high holding costs, estates, etc.

Obviously this number changes based on each person's life circumstances, whether they have other commitments to attend to, Etc.For most people property management is a luxury, not a necessity.

High end luxury homes may be different. 

Tubs, for the most part are a thing of the past - at least in luxury homes.
