If the house was converted without adding noise dampening features, then you may want to consider doing so.Some of what is going on may be the combination of a light sleeper and an average family with children. 

It is a applicants responsibility to present themselves in the best light not for me to waste time having to search through their life.

You don't have to do much - just clear ALL clutter out of the room, add a bed (if not there already) and make the bed look nice (just a few pillows and a blanket neatly folded or spread on top) and open the windows for good lighting.

For this particular duplex, both apartments are in  good/ modern shape, fresh paint, nice flooring,stainless appliances, and some little extras (lighting or tile).

I used a light colored Behr exterior latex paint.

@Joe Stout I am in the camp of going there and doing it yourself to get a feel for the house and spend a few nights in it so you learn where things are by memory for when a guest calls and you can guide them what is where and how it works..even simple things like light switches (label them).

So, super tight envelope, added insulation, high performance appliances (as budget allows), LED lighting...
