May knock on some doors as well.  

I contact the owners by knocking on their door, but be ready for anything.

Knock on wood I haven't had any problems with any other renters (woman or men) ......although I'm sure that will change as I get more places.

@Nicole Pettis that does make sense and we are going to knock down a wall to make it open to the dining room inasmuch as the kitchen sits at the very back of the house open to the living room on the left but only a small doorway to the dining room on the right.  

He's indicated that he is negotiable so I'm expecting to be able to knock at least 10k off of his asking and hoping for more because he seems motivated.Special thanks to my realtor for his help with the comps and generating an awesome cma! 

You will learn a ton if you do it yourself but lots of that knowledge will be from the school of hard knocks.

That being said I can't knock wholesalers what so ever.

Yet, at the one end of the mall, they knocked down one of the former anchor store's building and put in a large new supermarket and a large Menards store, along with some other small strip malls, fast food joints, etc. so there is some hope for the future over there.The condos can sure be cash flow machines as Dawn is laying out for everyone here, that's quite a nice return there!
