Most buyers these days search for properties on the internet and then tell their Realtors what they want to see instead of the other way around like it used to be.

That really gets attention (go on the internet, you can buy them)Sometimes I will meet someone who says, "Hey Charlie I still have that nickel you gave me."

I also like the idea of buying some discount furniture and reusing by staging yourself however this will take up your time and the furniture might not fit with the next flip layout. 

So I'm going to lay out the situation the best I can and ask advice.

that just tags into the things we see on TV and Internet and BP about doing deals with no money no credit etc.. and never or less educated investors who have really never borrowed money get sucked into paying small up front fee's and never get a deal funded.

Thanks for the feedback Micheal..right now my internet leads are costing me nothing because they come from my broker and his website so I'm not sure what the cost for them is.
