If your lease says nothing about required notice, you may be able to hold them to the extra month if they told you in writing.

They'd also want an LOE and to see the other holdings in the portfolio to make sure there are sufficient assets for this process to continue for at least three years into the future.

That's in better areas--not the pit-of-hell area you are describing.I wouldn't ever invest in a high crime area UNLESS you raze the property and hold the land long-term, hoping for a turnaround.  

I would go with interviewing 3 contractors from google with good reviews to get an idea of prices and go from there 

I have seen that creating a site through a PMS is not a good idea since it makes it difficult to chnage PMS in the future and you may not have the full rights to your URL.
