Rents have room to grow and the value has room to appreciate over the next 5-10 yrs. 

You guys know we are learning/building/growing a real estate business2.

It would be a long term play for me...building in a highly desirable and rapidly growing area.

If you are looking to grow your portfolio you will eventually need to be leveraged.

In order to grow rapidly in RE, you have to use leverage as much as you can, which is exactly the opposite of the approach you described in your initial post ;).

@Jason@Jason DiClemente Even with a line of credit, you are using that equity to grow your portfolio.  

I've just never worked out a problem of this particular nature (every one who has rented from me moved out after the expiration of the lease and the family I evicted was evicted due to default of the terms of the lease... more specifically... marijuana growing in the basement).

That's where you'll find the deals, and growing your network will give you the best chance at getting a VA put through.

It is a beautiful little, safe town that seems to be growing just a bit.
