Spending a quarter million dollars to only get 3 grand a month isn’t very exciting .

It usually includes things like food, gas, hotel rooms, etc.

Below are cliff notes that provide a timeline of the issue. 10/2018- I buy and close on the unit after it passes inspection. 11/26/2018- After a rainy week in Washington state, I notice some dampness in one of the rooms that shares a wall with the outer structure.

I would work on getting more equity in the property either by doing improvements if there is room to increase the ARV or you could always save up for a conventional loan.

and love it...now we're eager to implement our Grand Scheme but won't be in the right position for unit 2 until this coming fall.

There's Grand Canyon University in the western portion of the city as an option too.

Not a lot in the way of appreciation and because I’m just getting started I don’t have a lot of room yet in terms of equity to sale.  

Upon further investigation and additional measurements, I am thinking about the possibility of putting them in the "spare room" on the other side of the bathroom.
