You could provide the tenant with a written copy from the electrician showing there is no problem with the home electric but do not provide a written "guarantee" because this sets you up for dealing with many problems that could be perceived as your fault.

As soon as I had the deed in hand/ closed on the property (bc I was in the same boat with Auction.com and didn’t want to jeopardize the sale by approaching occupants) I would have my lawyer draft the first notice letter and print me a copy that was being mailed (that should be a nominal fee - the court fees and later on is when the lawyers make their money).

If you had the proper insurance in place, your lender would have a copy of your policy and see you are not occupying it.
