Me and my buyer go running down the front porch stairs literally tripping over one-another as the water heater goes flying out the front door in-between us, breaks through the wood fence, and lands on the sidewalk.

Another tip in reality, when a landlord offers units for sale with seller financing, that can say they know the property won't fly as collateral to a lender or it's over priced trying to sell the terms.
