A vehicle is such a lousy investment ( it’s actually not) that it really doesn’t matter if you got 2% or zero percent loan on .most new cars lose something like 70% of their value before the 6 loan is even paid off It depreciates so rapidly that it can’t realistically ir rationally be justified unless you were very wealthy .

I am a newbie try to analyze deals for a house hack and when I do so I am putting down 3.5 to 5 percent down on the house, but when I get the finial numbers cash on cash return is around 12 % but my cash flow is very low to $17- $30 dollars.

I figure that we will carry them along for two to three months even if they cannot pay (those who have been good steady tenants), and when it's over, have them pay 110 percent of their usual rent until they're caught up.

I've yet to meet an investor who will answer more than 0 to the following question...How many investors (including yourself) do you know of or have heard of that have gone out, negotiated what they believe to be the deal of a lifetime, get it under contract, escrow open, deposits made, contractors lined up and chomping at the bit to get started and drool running down their chins who went home to tell their significant other that they can't wait to lose a ton of money in that deal?

Especially if this is listed for sale owner finance the seller is going to have real estate commissions and closing costs so likely will want a minimum of 10 percent down and likely 15% or more.If you are buying multifamily less than 100 units really do not have the scale to be more passive with operations.

@James AtchleyYou can refinance into a conventional loan if there is enough equity at that time, recommend a 75 percent loan to value to remove the mortgage insurance and get better terms on the investment property loan, however it’s not required by FHA, as long as you have lived there for at least 12 months to meet the minimum occupancy clause , after that it’s up to you based on how you want to move forward.
