@Chelsea Monk Good catch - I did state that I'm willing to assist, as I know the incident as a whole was inconvenient - however, I didn't appreciate her stating that she'd pay lesser rent, it wasn't an ask.

I have my eye on a few places in Evansville so I'm very interested in how this is working out for you.   

Keep your eyes open while you're young and you can learn a lot more than you can sitting in a class room.

If you intend to evict someone, turn off all methods of payment so they can't make partial payments and lock you in.If they're making payments and you think they can catch up within 30 days, then it may be worth sticking this out and hoping they do the right thing.
