@Justin Wotton I agree with @Dan Smith For the 1st part of your question I can speak from personal experience: it was a HUGE help for myself to get licensed, get involved with some deals, experience first-hand the process from search to closing before purchasing my first multi-family.

If you don't raise the rent at this juncture and/or offer a new lease/rental agreement with better terms, they are likely to agree to abandon the old agreement and enter into yours right away.Set a reasonable time-frame for periodic "maintenance" inspections.
