If I can do that, I know that I have a sustainable and profitable business model.I was thinking that because I'm an agent I can just pick up the back-end commission, paying the listing agent the 3% up front and I'll get the other 3% when/if the option is exercised and it sells.

The investor should have the ability to pay the note off in full in the unlikely event that it is called so it really shouldn't matter whether or not it gets exercised by the lender.If the real source of uncertainty is that the seller thinks you won't make the payments you can insert an "in rem" clause in your contracts giving the seller the right to take the property back in the event you fail to perform as agreed.

You should disclose the Seller is not owner of record but you need to also not disclose too much in the listing.Some have had success with," Sale is contingent upon seller exercising its option to purchase and resell.

I wasn't terribly surprised because of the low ball offer I put in.I briefly considered posting a follow up bid but decided against it and moved on. 3 days later I discover that HUD accepted my bid.......Well it was quite a shock.
