IF you pull a HELOC on your primary and use it to buy jet skis and a vacation it's not deductible. 

@Eric Bilderback, it might be a big mistake to rely on "all of the same assumptions", going forward.Yes, you've enjoyed great appreciation thanks to Banks making lending easy, (almost desperately), for lower and lower interest rates due to competitive forces.

Or I believe u need to have 25 percent equity in the property you are vacating which I did not.Hope this helps!

The risk of not taking it is forfeiting your hard-earned money.Where I have a problem is the black areas, as in reckless advice to deduct your groceries, deduct your clothes, deduct your vacations etc. 

Honestly, if you're on here you are probably business minded all my tenants enjoy me as a landlord because I am responsive and fix stuff when it's a problem.

I enjoy the construction aspect and have a good group of subs to work with.How do you stay motivated in a tight market?

Also, most sellers won’t vacate a unit prior to closing since many buyers don’t actually close, not without a significant non refundable EM anyway.
