I just invest locally and luckily have been able to find properties with a nice blend of cash flow and appreciation (lots of appreciation).

It raised a couple of questions in my mind about the risks of wholesaling, namely the implications in the event that you assign a contract and the buyer backs out.It seems to me that Paid at Assignment would both:Result in committed assignees, otherwise they would risk losing the money they paid the assignor, andProvide the assignor with a significant cash cushion against breach of contract if they cannot locate another buyer prior to closing, and ultimately decide to cancel the contract with the property owner.But this raises another question.

Any input would be greatly appreciated. there's a lot of ways like petitioning, confidential sale price, buying other assets to offset and depreciating them in year one, etc. but the main way I would do it is to invest in ground up developments with tax abatements which pushes even higher cash flow and then to keep them as retained earnings or in a non taxable structure depending on your equity position.

Currently we are renting in a city of Orange Co California, where the rent and property prices are higher, however we need to live here due to staying within the school district for my son for at least the next 4 years.Recently we sold some property overseas and have approximately USD $400K in cash.
