but for me I kind of dig it... autopilot in the airplane can be less forgiving flying you into a rock at 200 knots.. or you sit there and look at it and say what the heck is this thing doing.. and why is it doing that.. the car autopilots are much less complicated . and they will come to a stop... of course airliners have auto land and auto brake etc.. but you know you have to spend a few million for those features :)

Private Lending can be an interesting way to make a good return on your money for short term loans - and you'll generally have a 1st position lien on the property so if they skipped town, moved to Vegas, and became poker players - you'd get the house.

I have used Cozy for several properties, and I would say that moving forward my process would be a combination of:Pre-screening questions before showing the property (this helps save us both time)Show the property, and then if potential tenant is interested enough in applying:Cozy Application and supplemental application (either paper or digital, if you can create one using, Google Form, TypeForm, JotForm, etc.).

As a Chase customer I receive the rent as soon as they submit the transfer (as long as they are using banks in the same network like Wells Fargo, US Bank, Chase itself etc )and no fees involved. https://www.chase.com/online/digital/quickpay.html
