All it takes is one major issue, such as the insurance deductible for a storm damage claim, a tenant to do damage above and beyond the security deposit - never mind the loss of income while it's being repaired, or evicting a tenant who hasn't paid, etc. ... to turn break-even into a loss.

If this scares you then you can always include a contingency clause with respect to that deposit, BUT you should always be wholesaling a property that you do in intend to purchase just in case you can't find a cash buyer.

As long as you're charging a big security deposit they'll take care of it.The septic tanks are configured where each home has a 1000 gal septic has ( 2, 500 gal tanks) and each tank runs to a field where the water drains into.
