Each day two of my goals are (1) did I make another person smile, and (2) when I go to bed am I smarter than when I woke up?

Small MF is really based on the value other investors are paying for similar properties, ideally duplex's, close to yours, with a similar sq/bed/ bath. 

My only comment is that I can buy good 4 bed 2 bath homes in those areas and get them rent ready for under a hundred K.

Loud walking during the day, very loud bumps/noises in the middle of the night, almost as if he fell off his bed!

I found the most adorable Victorian MF side by side with 5 bed/1 bath and 4/1, 3100 SF priced at $269k in Fairport Village.

And then, more recently, how that dark shadow of inflation-doom had descended from Mordore, and the watchful "eye" had dropped a death-blow of rate increases, that this WAS it, the end, a collapse unlike any other, '08'-2.0 but on steroids, a certainty of impending "crash".........
