I'm only in the process of getting started as a note investor, but I can already tell the lack of a database, when approaching banks or investors to buy notes they try to sell themselves as a real estate investor and note investor and not knowing how to work the phones to get the asset manager, etc, on the phone, and waiting for money to talk deals.

It will flag addresses that don't conform to the database, and you can either correct them or pay a little bit more for them to be handled manually.The website feels a little outdated at times but once you learn how to use it (which isn't hard), I think it works rather well.Good luck!

To my point, it ok to not deduct anything related to a common area to be more conservative if this will be an administrative burden but wouldn't recommend being aggressive deduct to create a loss.
