In the past 6 months I have decided to go full time with investing, so as far as deal structuring with creative financing, I have little to no experience, --other than what I have studied over the years.Potential Deal: I posted "I Buy Houses" type signs, and just got this response tonight....

People will write checks to get out from under the debt… Get creative…

I ahve alot of normal real estate experience, and am comfortable at the title company, but not necessarily with these creative financing deals.

the logo is a spinoff from a previous logo we created - for a personalized poster design company that my twin brother and i established a few years ago fresh out of college - we like to enjoy what we do so create logos and designs that embody our creative spirits.we are working on branding our image while we float into different ventures, Blowfish Properties is the real estate arm (or should i say fin)ha...crickets chirping...

So any creative ideas from investors on what I can do in this situation.

Now of course I don't know that I have a deal yet but I would like to prepared before I meet the agent tonight.

Some title agents will prepare a one sided HUD 1 that doesn't show the buyers side to the seller and the sellers side to the buyer.

You can sell the whole thing in various creative ways, such as a land contract, lease option, or wrap mortgage.

In any case, I want to be as well prepared to evaluate the properties I look at as possible.

I also run ad's looking for buildable lots which are getting hard to find.What I'm doing right now is learning about foreclosures and preparing how to request a list from the Banks REO Dept.
