Just don't be scared off by the fact that a lot of the housing stock is not in the greatest of conditions.

Its a little outdated but in great condition.

You can sell for a much higher amount to them, assuming the property is in good condition, but it can be a hassle as you need to know if they are pre-approved, and the lender might need to do inspections and appraisals etc.

In my LOI it clearly states seller and it's assigns agrees to pay me XX percent commission AT CLOSING AS A CONDITION OF CLOSING and will be included in the purchase and sale agreement.Now what this does is gets rid of funny business.

This would be a cash purchase with normal DD period to assess property condition.

There has been no heat or air conditioning during her absence of now going on over 3 years. 

Such as, if the tenant; doesn't pay rent, fails to vacate at the end of the lease term, damages property, violates a condition of a written lease, is involved in criminal activity, etc.. 

Second, #1 and #4 in his "Terms and Conditions" are contradictory.  

@Matthew Wahlstrom What is the market value of the property in it's current condition?

I asked if he would be willing to let me look at the property to asses the condition and see if we can work something out.
