I would set up a family trust, if you have a ton of equity maybe you refi the properties into an LLC but if you are locked in with lower rates then I wouldn't touch the ownership piece yet.

I would owner occupy it so I don't know if I have an avenue to remove them so I can do the condo conversion or if I could even do the condo conversion while they are still in there.

I was just pointing out that I felt it was too much for a STR mattress.The Zinus Green Tea model that we have are a few years older and I am sure there are new ones that have superseded ours.I would simply wait for the deal and grab one up.
