If the tenant doesn't cure the issue w/in the timeframe then the PM should cure the issue I.e send someone over to clean the yard, and tow the vehicle if necessary.

This caused a historically unique opportunity for investors - they could buy Class A properties and immediately cashflow when renting them out.This couldn't last forever, and it didn't, as excited new investors drove up prices.

And lower income means food eats up a higher percentage of income, so rent has to be a lower lower piece.But even beyond that, when you are in very low income areas, even trying to push a $20 rent bump is disproportionately high and will cause a tenant to move.

The seller credit would cover about 15% of the DP, I could easily come up with the other 5% and closing cost.

Most PM software allows multiple owners and once set up, automatically splits everything.We once managed a property with ELEVEN owners!

IS there a way to make them pay for this especially bcos they are  not keeping up with the maintenance of their HVAC unit and this is the second year in a row that this damage occured?
