Why would you want to buy a house with structural repairs needed anyway? 

My normal rentals only make around $500-$600/month when I first buy them so I’m making about triple the amount which is a lot for me.  

We discussed that in 2 years he would either sell, Rent it out ( and we co own the rental)  or buy me out of my share at present market value.
