Will a judge hold it against you if you push the edges vs. follow the law exactly.All the more reason to really screen well so you avoid the career tenants who are looking for landlords to scam.

Here's a couple of examples I quickly thought of:Loggia - screen porch or sometimes known as four seasons roomGallery - seen to describe a foyer or stairwayArts & Crafts Room - a storage room in the basement with no windowsJust thought it might be fun to see some of the names you have run accross or used in your dealings.

This is a good screening tool to get you in the right ballpark.For the deal that you discussed, you would need to get the property for about $30,000 to make this a good deal.

They produced it to improve the quality of the rentals and it covered all the laws plus had great advice on screening, etc.You can use Google to see if there are local resources for your state.

My client has the property from hell, with an old-school forced air furnace.....I was able to get them great tenants at a great rate..... only to find the blood sucking heat drain it all away....Bills go up to $500/mo!!!.....
