The two biggest mistakes I can think of that most beginning investors make are underestimating repair costs and overpaying for a property.To prevent underestimating repair costs, team up with a good general contractor who can give you an estimate of what it will cost.To prevent overpaying, really make sure you understand what your ARV is and try not to pay more the 80% of the ARV minus costs.

However, with that multitude of knowledge I've gained (and still searching and learning) my biggest concern now is after I accept the offer, relocate, and start getting paid I want to ENSURE that I dont suffer from "Lifestyle Creep" and focus all of my money on preparing myself and my bank account for getting started in real estate investing.So my question is this,Should I seek a financial planner or an accountant to help me manage my finances to achieve my goals in real estate investing?

Or a market near hospitals to capture traveling nurses.Or another purchase alternative is another Single Family Home or even Townhouse near a college and you can do a rent by room, depending on local tenants laws.I am personally investing in Garden City for a STR.Those are just my ideas… My biggest concern is getting approved for another loan on a STR or LTR with just the HELOC for the down payment?

Biggest issue I would say is termites so you definitely want to make sure you take preventative measures.
