John Moore I have done a small amount of research on properties for sale in the area (still not sure of the best ways to do my research) that may have been in the path of Sandy, and from what I've seen homes are either just flat out, out of my price range, or have a substantial amount of damage that would bring them out of my price range with repairs.

I understand.I'll just cut the mustard real quick. 90% of those trying to deal in notes in such matters don't have no clue as to what they are doing, including the two week shake and bakes that got a mortgage brokers license and who have been impressed with themselves for ten years doing half baked lending deals.

An undermount is just flat and plain, unless you have fancy finished edges.Before I changed to overmount, I had an undermount, and the mounting hardware was rusted, and the sink was becoming detached from the counter.Overmount is pretty much maintenance free.

But, if you're going to sell to the institutional investors, you're likely going to have to go through their agents and pay a commission (unless you have an inside connection).As for listing on the MLS, you can do a flat fee listing, or you can find an agent you trust to list for you and to pass you the contact info of the people who call.
