Possibly get a meter for all the units and charge the tenants appropriately.

I have no problem with paying the appropriate dollar amount to set up the LLC properly, especially if it will save moving forward. 

But also,  never hold off on doing something you know is appropriate and beneficial just because it might be questioned.  

Eviction notices are posted all the time "around the holidays" because of coincidence: Bad actors don't stop acting badly around the holidays and need to be dealt with in an appropriately legal manner.

Also, if any locals have recommendations for a handy person I'd appropriate that as well. 

Make sure your rent is appropriate for the market area.
