The reason is that I had no mentor and incidentally attempted to wholesale in my area where there is no activity, so I chalk it up to a severe learning experience, haha.Currently I am working in the Tarrant County market with a business partner of mine (I do most of the stuff virtually and he goes on the appointments/takes the pictures for me).

i think Bao is primarily talking about having a central office/headquarters where let's say there are 10 investors with total of 100 houses. that building will have 2 admins, 2 managers, 2-3 crews/tradesmen.the admins will field calls and schedule repairs. the managers will deal with crews, repair issues, showings. more like a property management service/company.it's more like those shared doctor's offices, where the admins can schedule appointments for different doctors and they just pay a portion of the worker's salary.this is a definitely a good idea, i wont lie. however, investors can get jealous that the crew did their house' update worse than another house. how much is one investor's budget compared to the other?

In a nutshell set up an appointment with your CPA and funnel your money through your 1120's or 1065's to w2 income or k-1 income.

Assuming i get call backs i will then set up appointments to meet with the home owners.. so after the appointment i will go home crunch the numbers and make an offer.. assuming the owner agrees on the phone what will be the next step..I will not be offering cash and my options are FHA loan, wholesale, owner finance, and subject to... my question is what form do i send them for which ones????
