I'm in Wisconsin where its cold and in my experience there are more tenants willing to move in summer than winter, and a 6 mo lease would move my turnover cycle from January to June which might be preferable also.

Of course, it depends on the market, the provider, the specific props, but I think you cold bump that up to $200 pretty safely if you stick to solid B/B+ props in secondary/tertiary markets (which won't fee any upcoming downturn quite as badly as primaries like SF and seattle).
