We also have Fresno State University one of the largest universities on the valley floor besides UC Merced which is about a 45min drive north of fresno. if your going with a buy/hold strategy this area would be perfect - It took less than 24hrs to get a hit when I listed my SFH for rent actually MULTIPLE hits and 5 clients went through the screening process which took about 1week then narrowed it down to one - Now cash flowing a little above the 1% rule

Depending on the price point you're looking for, consider areas to the north that are developing as alternatives to Winter Park: Altamonte Springs, Casselberry, Lake Mary, and especially check out Sanford which is about to go through some good growth-already actually happening.

I a new investor the only real estate i own is my primary residence and i have a studio apartment that i made attached to the home and my parents live there which they are paying me rent to live there so i guess technically i am a landlord (lol) about 2 months ago me and my family have decided we are going to leave sunny south Florida and move to western Massachusetts to start our journey in investing on long term single/multifamily rentals primarily using the BRRRR method as our vehicle to reach our goal of financial freedom !!
