We always use a feasibility study to know that the facility is going to be profitable on its own, and then we look at additional revenue streams like putting a U-Haul location at the site, or RV and boat storage, or potentially non-climate controlled self storage developed in the parking lot as well.  

So run some better numbers and take advantage of the 1031 before they take that away or limit the benefits.Just my 2c not to be taken as investment adviceAnd I have no affiliation to any of these companies - for illustration only keep in mind U have to recapture our depreciation when U cash out of rentals..

Most folks dont buy rentals in the IRA as there is no tax benefits on depreciation . its good it it appreciates a ton but if its just a slowly appreciating market U dont want to hold rentals in your IRA you want to lend money in the IRA and buy rentals where you can take full tax advantage.
