A lot of realtors don't know how to present the VA loan (especially if you are putting zero down).

It will be helpful for others to know this. 

Good to know that I should look at seller financing first....I hold 5 properties (making up 17 doors) in NC and TN since 2020. 

Central to my argument would be that making sweeping changes to the covenants themselves or changing how the covenants have been historically enforced only addresses the current problem indirectly.

I have it for my own home and I love it but I can't figure out how to offer it to guests. 

Let your realtor know that they should never recommend that contractor to anyone as they are not good.

If you know local wholesalers or off-market specialists, their contracts have usually been vetted by an attorney.
