However, the doors are not the standard size....i.e. nothing at Lowes will fit the space.

Think through the factors that will make for a peaceful home life for yourself, and try really hard to hold out for people who fit that vision.

That is just an example but it’s what fits your criteria.

I love being outdoors, hiking, and I'm 26 so it seems like a good fit.

Now is the time to do all the homework of what the targeted purchase price is in relation to the targeted rental income and your savings (budget for acquisition), and the homework of what markets fit that criteria.

Also if this is a double net with lease coming to and end in 5 years likely tenant will want new roof, parking lot recoat, etc. to extend the option even if it doesn't say so.Usually I get on a call with clients and go over their goals to find out whether a property might be a fit for them or not.

My recommendation is decide which one best fits your end goals and stick with that one.

Since I am super new and still absorbing everything I have lots of questions and want to make sure I put my focus in the right spot that fits my situation. 

Trends are great, but sometimes people make the mistake of sacrificing the character of the home by replacing everything with what will fit into a modern momentary trend.
