I wouldn't call that a true "DSCR Loan" - especially considering that a ground-up construction property won't have any cash flow so DSCR would be negative or 0 numerator if you'd try to calculate it

I'm looking to dive in and learn so I've been just trying to practice underwriting lots of deal as best as I can to calculate the cash on cash returns and DSCR ratios. 

I have can get as many as I want, all with 15- 20% NET income, based on cash purchase.

Purchase price: $260,000 Cash invested: $26,000 Purchased home in 2019, debating on making it a long-term rental or selling.
